Commercial Litigation

All matters concerning disputes are charged at our standard hourly rate of £450.00 plus VAT plus disbursements . We are always happy to discuss costs in advance with clients.

Property Law

Residential Purchase

Timescales 

Once your offer has been accepted you should instruct your solicitor immediately to reduce delays. 

A simple transaction with no complications will generally take between 12-16 weeks. However, we do advise our clients that complications can arise that will be outside of your and our control. This could include complications such as:-

  • Where there is a long chain and your completion depends on a long line of straightforward transactions and everyone having the same timescales in mind.
  • If there is a property in probate within your chain.
  • If there is an issue with searches or the official registration of land.
  • Issues with planning permission.
  • Incorrect information on mortgage applications, for you or anyone in your chain.
  • Complications with searches.
  • Remember that properties bought at auction usually have fixed time for completion eg. 30days, so having the finance ready is important.

Fixed Legal Fees (excluding disbursements based on straightforward transaction)

  • £0 – £500,000  £1,250 plus VAT
  • £500,001 – £750,000  £1,650 plus VAT
  • £750,001 – £1,000,000  £1,950 plus VAT
  • £1,000,001 – £1,500,000  £2,250 plus VAT
  • £2,000,001 plus – A bespoke quote shall be provided.
 

Others

  • Stamp Duty Land Tax  – based on a percentage of the purchase price and is payable on completion
  • Land Registry Fees  – dependent on the value of the Transfer of the Property
  • Chaps Transfer Fee – £50.00 plus VAT
  • Copies of Title documents from Land Registry – Price depending on document
  • Identity Check Fees (£15per person UK passport holders)

If Leasehold

  • Licence to Assign (£200 approximately)
  • Deed of Covenant (£200 approximately)
  • Share Certificate (of Freehold Company – if applicable)

Others

  • Estate Agents Fees (Normally 2% plus Vat of the sale price

If Leasehold

  • Licence to Assign (£200 approximately)
  • Deed of Covenant (£200 approximately)
  • Share Certificate (of Freehold Company – if applicable)
  • Managing Agents Fees for Enquiries – £300 approximately)
  • Notice of charge Fee (set out in lease usually £100-£300)

Additional fees for the following should be allowed:

  • Survey Fees
  • Mortgage Broker’s Fees
  • Valuation Fees
  • Removal Fees
  • Installation of Appliances

Commercial Property

Fees for Commercial Property Transfers and Developers are all based on specific transactions. The volume of work will differ and projects and are too diverse to provide without knowledge of the casework. For commercial property or development project please telephone for a bespoke quote or estimate.

Dispute Resolution / Litigation

All matters concerning disputes are charged at an hourly rate of £450.00 plus vat plus disbursements.

 

Family Law

    • Divorce – fees for a divorce are £1,100.00 plus VAT – (Assumes that the divorce is uncontested).

 

  • Children Matters – fees are charged at £450 plus VAT per hour
  • Financial Remedies – fees are charged at £450 plus VAT per hour
  • Divorce Court application fee £593 (paid by the petitioner)
